It starts with a consultation. It can be an excellent fit, but the subfloor condition is the deciding factor not the product itself. Older homes in Midway’s historic Canaan community were built well before modern subfloor standards existed, and some have original materials, uneven surfaces, or moisture histories that need to be addressed before any new flooring goes in.
LVP is actually more forgiving than hardwood in these situations because it doesn’t require a perfectly rigid substrate the way nail-down hardwood does. However, it does require a surface that’s flat within a specific tolerance no more than about 3/16 of an inch variation over ten feet.
The practical answer is that a proper assessment comes first. Once the subfloor is evaluated, leveling compound or additional prep work can bring most older Midway subfloors into spec. The result is a stable, long-lasting installation that holds up in homes that have seen a lot of history. Trying to skip the prep to save money almost always creates problems within the first year gaps, flexing, or moisture issues that trace back directly to what was underneath.
Central Florida runs between 74 and 90 percent relative humidity year-round, and Seminole County is no exception. For flooring, that means any product with a wood-fiber core laminate, in particular is absorbing and releasing moisture constantly, which leads to swelling, warping, and eventual failure in humid environments.
Hardwood expands and contracts with seasonal humidity shifts, which is manageable with proper installation but requires more maintenance and attention in Florida’s climate than in drier states.
LVP with a stone polymer composite (SPC) core doesn’t behave that way. The core is dimensionally stable regardless of humidity it doesn’t expand in summer or contract in winter. That stability is the main reason SPC-core luxury vinyl plank has become our recommended flooring choice for Midway slab homes. Older homes in Midway that have less efficient HVAC systems, or homes that experience more humidity variation indoors, benefit especially from this characteristic. The floor performs consistently whether it’s July or January.
SPC stands for stone polymer composite and WPC stands for wood polymer composite. Both are rigid-core luxury vinyl plank products, which makes them a step above the thinner, flexible LVP you’d find at a big-box store. The difference is in the core material.
SPC has a denser, harder core made with limestone powder, which makes it more dimensionally stable and more resistant to temperature and humidity fluctuations. WPC has a slightly softer core with more cushion underfoot, which some people prefer for comfort, but it’s marginally less stable in extreme humidity conditions.
For most Midway homes particularly those on concrete slabs near the airport corridor or in the older community core SPC is the stronger recommendation. The density of the core handles Florida’s humidity cycling better, and the harder surface holds up well in high-traffic areas. WPC can be appropriate in certain situations, like a bedroom where comfort is prioritized and traffic is low. The right answer depends on where the floor is going and how the space is used, which is part of the conversation during the initial consultation.
For standard residential LVP replacement removing existing flooring and installing new luxury vinyl plank over the existing subfloor Seminole County generally does not require a permit. Flooring replacement is typically classified as routine maintenance and renovation work that falls outside the permit threshold.
That said, if the scope of work involves structural subfloor repair, significant leveling that constitutes structural modification, or any work that ties into the home’s foundation or framing, a permit may be required under Seminole County’s building code.
If you’re a Midway homeowner participating in Seminole County’s Homeowner Rehabilitation and Reconstruction Program which reopened in December 2025 for income-eligible residents the program itself may have specific documentation and contractor licensing requirements that go beyond standard permit rules. We’re fully licensed under Florida’s DBPR requirements, which satisfies the licensing standards those programs typically require. If there’s any question about whether your specific project needs a permit, that gets clarified during the initial assessment before any work begins.
With proper installation and basic maintenance, residential LVP typically lasts between 15 and 25 years. Premium products with thicker wear layers and SPC cores can reach 25 to 30 years in the right conditions.
The wear layer is the most important spec to pay attention to when choosing a product it’s the clear protective layer on top of the plank that takes the daily abuse of foot traffic, furniture, and pets. Entry-level products often have a 6-mil wear layer, which shows visible wear in high-traffic areas within five to ten years. For a home in active daily use, 12 mil is a reasonable minimum, and 20 mil or higher is worth considering for kitchens, entryways, and hallways.
Installation quality is the other major factor. The most common LVP failures buckling, gapping, peeling, and moisture damage from below trace back almost entirely to what happened during installation, not to product defects. Floors that were installed over an improperly prepped subfloor, without adequate moisture testing, or without correct expansion gaps will underperform regardless of how good the product is. Getting the installation right from the start is what makes the difference between a floor that looks great for two years and one that holds up for twenty.
It’s a real consideration that most flooring contractors don’t bring up, but it matters for a few reasons. Homes adjacent to an active airport experience more consistent daily activity residents who work in aviation or airport-related industries, households that are genuinely in motion throughout the day, and the kind of foot traffic patterns that accelerate wear on flooring surfaces faster than a typical suburban home.
That makes wear layer thickness a more meaningful spec for Midway homes than it might be for a quieter neighborhood.
There’s also the question of installation method. LVP installed as a floating floor where planks click together and rest on the subfloor without adhesive is inherently more tolerant of minor vibration and movement than glue-down installations, which rely on a continuous adhesive bond that can be stressed over time. For homes in Midway where low-frequency vibration from aircraft operations is part of the ambient environment, a floating click-lock installation with a properly prepped subfloor is the more resilient choice.
These are the kinds of details that come out of a real site assessment, not a phone quote and they’re exactly the kind of thing we look at before recommending a product or installation approach.
