It starts with a consultation. Before anything is measured, ordered, or scheduled, we’ll walk through the space together and talk through what you’re working with the existing flooring, the subfloor condition, the layout of the rooms, and what you’re hoping the finished result looks like. Yes and in many cases, it’s the best fit available for that era of construction. Heathrow’s homes were predominantly built on concrete slabs in the late 1980s and 1990s, which creates a specific set of conditions that LVP handles well. Solid hardwood on a concrete slab requires careful moisture management and isn’t always the right call in Florida’s climate. Engineered hardwood is a solid option but comes with refinishing limitations over time.
LVP particularly SPC core products sits directly on the slab with a proper vapor barrier underneath, handles humidity cycling without warping or gapping, and delivers a finish that reads as wood in virtually every lighting condition. The other factor worth noting for homes of this age is the original flooring itself. Many 1990s-era Heathrow homes still have their original ceramic tile in the main living areas. Removing that tile and addressing any adhesive residue or leveling irregularities in the slab is part of the prep process and it’s something we handle differently than someone who’s never worked with that era of construction.
With a quality product and correct installation, you’re looking at 15 to 25 years of solid performance and premium SPC products with thicker wear layers can push that closer to 25 to 30 years. The range is wide because lifespan depends heavily on two things: the wear layer thickness of the product you choose, and how well the installation was done in the first place.
Wear layer is the clear film on top of the plank that protects the printed design layer underneath. At 6 to 8 mil, you’ll start seeing wear in high-traffic areas within a decade. At 12 mil, you’re in reasonable shape for standard residential use. At 20 mil and above, the floor can handle heavy foot traffic, pets, and furniture movement for decades without showing meaningful wear. In a Heathrow home where the main living areas see consistent daily use, 12 mil is the practical minimum and 20 mil is worth the incremental cost.
The other lifespan factor installation quality is why the subfloor prep and acclimation steps matter so much. A floor installed over an uneven or moisture-compromised slab will fail years ahead of schedule regardless of how good the product is.
For most standard residential LVP installations floating or click-lock applications a building permit is not typically required in unincorporated Seminole County, which is the jurisdiction that governs Heathrow. That said, there are scenarios where permit requirements can come into play. Significant structural subfloor work, glue-down commercial applications within the Heathrow International Business Center, or installations that involve modifications to thresholds or transitions connected to exterior structures may trigger permit requirements depending on scope. SPC stands for Stone Polymer Composite, and WPC stands for Wood Plastic Composite. Both are rigid-core LVP products, which puts them in a different category than standard flexible vinyl plank they don’t flex underfoot and they handle subfloor imperfections better. The difference between them comes down to the core composition and how that affects performance in Florida’s specific conditions.
SPC has a denser, harder core made primarily from limestone powder and PVC. That density makes it more dimensionally stable meaning it expands and contracts less in response to temperature and humidity changes. In a Central Florida home where the interior temperature can swing significantly between a heavily air-conditioned summer and a milder winter, and where outdoor humidity is consistently high, that stability matters. WPC has a foamed core that’s slightly softer underfoot and offers better sound absorption, but it’s more susceptible to dimensional movement in high-humidity environments.
For Heathrow homes on concrete slabs where moisture vapor from the slab adds another variable SPC is generally the more reliable choice. It’s not that WPC is a bad product; it’s that the conditions here put more stress on dimensional stability than most other markets, and SPC handles that stress better.
Yes, with the right product selection. LVP is genuinely one of the better flooring options for households with pets and heavy foot traffic but the performance difference between a 6 mil wear layer product and a 20 mil wear layer product is significant enough that it’s worth the conversation before you commit to anything.
Pet nails are the main concern with LVP and pets. A thin wear layer will show scratches from dog nails within a few years in high-traffic pathways. A 20 mil or thicker wear layer handles that wear much better and maintains its appearance significantly longer. The other pet-related factor is moisture accidents, water bowls, and wet paws tracking in from outside. LVP’s waterproof surface handles surface moisture well, but that doesn’t mean moisture beneath the floor isn’t a concern.
Proper installation with a vapor barrier on Heathrow’s concrete slabs is still essential. The floor’s surface being waterproof doesn’t protect against moisture that enters from below through an improperly prepared slab. Get the subfloor right, choose a wear layer appropriate for your household, and LVP will hold up well for a long time.
This is one of the more underestimated parts of the process, and it’s where having a contractor who will actually walk through the space with you makes a real difference. Plank width and color interact with room size, ceiling height, and natural light in ways that aren’t always obvious from a sample board in a showroom.
Heathrow homes tend to be larger, with open floor plans, high ceilings, and significant natural light coming through large windows and sliding glass doors. In those conditions, wider planks typically five inches and above tend to look more proportionate and less busy than narrow planks. Warm wood tones read well in Florida’s natural light and complement the neutral and earth-tone palettes common in Heathrow’s interior design. Cooler gray tones can work beautifully but are more sensitive to lighting conditions they can shift toward blue or purple in certain light, which is worth seeing in your actual space before committing.
